Building Costs Aren’t to Blame for High Home Prices

Research shows that rising house prices are not primarily driven by construction costs, which make up 60–70% of new home expenses in some areas. Analyzing data from 1950 to 2024, construction costs and home prices both increased, but since the late 1970s, house prices have risen significantly faster than building costs. Since 1975, house prices have outpaced construction costs by at least 60%.
