U.S. home prices rose modestly in Q1 2026, with the national median single-family home price increasing 0.5% year-over-year to $404,300. Seventy-one percent of metro markets saw price gains, while condo prices showed signs of recovery. The Northeast led with a 4.9% increase, the Midwest rose 3.6%, the South saw minimal growth, and the West declined 2.9%. Mortgage payments and income share for buyers decreased, improving affordability.
